UP adds 46,000 new homes in six months, thousands of delayed-project buyers get relief

More homes are coming up across Uttar Pradesh, giving buyers a wider choice beyond the state's usual property hotspots. At the same time, thousands of homebuyers recover money stuck in delayed projects and settle disputes. Data released by the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) shows that 143 new residential projects were registered during the first six months of 2026. Together, these projects propose 46,049 housing units with an estimated investment of Rs 31,952 crore. In the corresponding period last year, the authority had registered 134 projects comprising 35,082 proposed homes.While Lucknow accounted for the highest number of new project registrations with 37 developments, Gautam Buddh Nagar emerged as the biggest investment destination. The district, which includes Noida and Greater Noida, drew Rs 15,678 crore in proposed investment across 27 projects offering 13,160 housing units, ET reported.Lucknow's projects account for 9,872 proposed homes with investments of Rs 3,834 crore. Ghaziabad registered 19 projects with 9,500 housing units and an estimated investment of Rs 3,989 crore.The latest registrations also indicate that new residential development is no longer concentrated in just a few cities. Agra and Mathura each saw 10 new projects, followed by Varanasi with seven, while Jhansi, Barabanki, Bareilly and Prayagraj recorded three projects each.The regulator's figures also point to a steady expansion of the state's real estate sector over the past three years. Capital investment increased from Rs 28,411 crore in 2023 to Rs 68,328 crore in 2025. During the same period, annual project registrations rose from 197 to 308, while the number of housing units increased from 55,297 in 2023 to 84,976 in 2025, representing a 22.5 per cent increase over 2024.Apart from new supply, UP-RERA said it continued to address pending issues faced by homebuyers in delayed or stalled projects. The authority facilitated the recovery of Rs 2,173.78 crore in 8,212 cases. This includes Rs 1,623.28 crore transferred directly to allottees' bank accounts and another Rs 550.50 crore settled through recovery certificates.Its dispute resolution mechanisms also handled property disputes worth Rs 6,032.42 crore across 11,558 cases. Of this, Rs 1,958 crore covering 3,237 cases was resolved before UP-RERA benches, Rs 657 crore involving 1,648 cases through the conciliation forum, and Rs 3,417.42 crore involving 6,673 allottees through mutual settlements on the UP-RERA portal.
