Simon Huck Lists His Greenwich Village Townhouse for $12.5 Million

PR executive and Kardashian-world fixture Simon Huck is selling his Greenwich Village townhouse less than a year after purchasing the Federal-style home. He’s asking $12.5 million for the building, and R New York’s Oran Reginiano has the listing. Back in January, Huck paid $11.2 million for the 7,000-square-foot property on West 12th Street, situated just off Fifth Avenue. With ten-and-a-half-foot-high ceilings and six fireplaces throughout its five stories, as well as vaulted skylights on the top floor and in the open-plan kitchen, the townhouse has plenty of appeal. At the time, the landmarked prewar building contained a triplex, a duplex, and an owner’s studio, plus a 40-foot-deep garden in the back. But it was also, per the listing copy, “an unparalleled opportunity” to combine the apartments into a cavernous single-family mansion. It looks like Huck already started down this path. In May, he filed plans for a major renovation and was approved that same month for a $5 million mortgage, according to city records. Per the current listing, the site is now vacant and shovel-ready for building out a seven-bedroom, seven-plus-bath behemoth, all connected by a private elevator. “The next owner can immediately begin creating one of downtown Manhattan’s most exceptional private homes,” it reads. Photo: R New York But why sell so soon after successfully navigating all that construction red tape? As brokers have said again and again, most buyers these days don’t really want to deal with the headaches and costs of renovations. “People want to move in with their toothbrush,” one previously told me. Perhaps Huck, who did not respond to a request for comment, came to this realization a little late and is looking to avoid getting stuck in a money-pit situation. A source close to him tells me that Huck, who also co-founded a supplement brand with Kourtney Kardashian, has been considering moving to Los Angeles and is testing the real-estate market there in case he decides to leave. As for the $1.27 million price hike, getting the city’s approval for the renovation plans may justify the ask. As my colleague Adriane Quinlan pointed out, just a few blocks west on Perry Street, an architect netted $1.75 million back in 2019 by flipping a multifamily, double-wide townhouse after getting the necessary approvals and permits for a single-family conversion — and without actually starting any of the gut renovations. (The buyers of that Frankenmansion, who turned out to be members of the Soros family, are now dealing with the aforementioned construction headaches, including neighbors airing their grievances in the local press about all the noise and dust.) Or Huck could just be a bit weary of home renovations in general. He’s done his fair share of them: Both his West Village duplex and his Montauk beach house have gotten serious makeovers in the past several years.
