Logistics and shipping costs have also increased, creating further challenges for developers.Keeping these issues in mind, the Department of Expenditure under the Ministry of Finance has issued an Office Memorandum treating the current situation in West Asia as a "Force Majeure". Under Section 6 of the RERA Act, project timelines can be extended in cases of war, natural disasters or other exceptional circumstances. WHICH PROJECTS ARE COVERED?The ministry has said the extension may be granted to registered real estate projects whose original completion date falls on or after February 28, 2026. It also applies to projects with a revised completion date on or after February 28, 2026, as well as those whose previously extended deadline ends on or after that date.Eligible projects may receive a one-time extension of four months.NO SEPARATE APPLICATION NEEDED Usually, developers have to approach the concerned RERA authority to seek more time for project completion. This time, however, the Centre has advised State RERA authorities to issue a common order so that eligible projects can receive the extension without additional paperwork. The aim is to reduce administrative delays and provide quicker relief.WHAT DOES THIS MEAN FOR HOMEBUYERS?For homebuyers, the decision could mean a longer wait before they receive possession of their homes. People who had planned their housewarming, expected to move out of rented accommodation or made financial plans based on the earlier completion date may now have to revise their timelines.At the same time, the government believes the extension will help developers complete projects that have been affected by supply chain disruptions, instead of leaving them unfinished.IMPACT COULD BE FELT ACROSS THE HOUSING SECTORThe concerns are not limited to official advisories. In June 2026, property consultancy firm Anarock warned that rising tensions in West Asia, higher crude oil prices and supply chain disruptions could affect the delivery of around 54 lakh homes across the country.According to the report, if the conflict continues for a longer period, construction costs may increase and the availability of materials such as cement, steel, aluminium and copper could be affected. This could push up project costs and delay completion timelines.The impact of the West Asia crisis is now being felt beyond fuel prices. Higher transportation costs and disruptions in the supply of construction materials are also affecting the real estate sector.While the government's decision offers relief to developers dealing with these challenges, many homebuyers may have to wait a few more months before getting the keys to their homes.
