When Larry Ellison purchased most of Lanai, he was able to avoid the real estate conveyance tax because he purchased the corporation that owned the real estate, rather than directly purchasing the real estate. The sales of Ala Moana and Victoria Ward centers similarly avoided the conveyance tax.
