Inside SRK's Mannat expansion: Producer Anand Pandit reveals what's changing

Producer Anand Pandit has offered a glimpse of what is changing at Shah Rukh Khan's home Mannat, where renovation work is under way. The development has drawn attention not just because of Mannat’s prominence, but also because the work has led to changes in the family’s living arrangements.The renovation has also brought focus to another Shah Rukh-owned property in Mumbai that carries personal significance for the actor. Pandit said his firm is working on two of Shah Rukh’s properties, connecting the ongoing work at Mannat with the redevelopment of the first home the actor bought in the city.Pandit said a few floors are being added to the back portion of Shah Rukh’s sea-facing bungalow in Bandra. Shah Rukh has also applied for permission to add two floors at Mannat, which would increase the total built-up area by 616.02 square metres at a cost of around Rs 25 crore.As work continues at Mannat, Shah Rukh, Gauri Khan, Aryan Khan, Suhana Khan and AbRam Khan have rented luxury duplex apartments at Puja Casa in Pali Hill, Bandra. The property is owned by producer Vashu Bhagnani. Since Mannat is a heritage property and is located close to the sea, Shah Rukh has sought approval from the Maharashtra Coastal Zone Management Authority for the vertical extension. Speaking on Ravi Kewalramani’s podcast, as quoted by The Indian Express, Pandit said his firm, Shri Lotus Developers and Realty, is currently working on two Shah Rukh-owned properties. He said, "Our client basket is almost all celebrities. Eighty to 90 per cent Bollywood is with Lotus."Pandit also spoke about another Shah Rukh property that, he said, held personal meaning for the actor. He said he had already been interested in redeveloping the building before he realised its connection to Shah Rukh. Recalling an earlier conversation, Pandit said, "When we were building it, I didn’t have an idea. Though Shah Rukh sir did tell me about it once, he didn’t mention the name of the building." Pandit said that while discussing redevelopment deals he was closing on Carter Road in Bandra, he mentioned Shree Amrit Society. Shah Rukh then told him it was the first apartment he had bought in Mumbai after moving from Delhi and marrying Gauri in 1991. Shah Rukh still owns the apartment, though he moved into Mannat in 2001, and it has been rented out.Recalling Shah Rukh’s reaction, Pandit said the actor told him, "I should call up the chairperson of the society, and tell them to give the property only to Lotus." Pandit added, "He was very excited about it. My excitement got increased a little bit because of Shah Rukh sir’s apartment. But I loved that place because the size and location of the project are so good."Shah Rukh’s first home in Mumbai is also sea-facing, like Mannat. According to a Hindustan Times report, the 4BHK apartment is under redevelopment and is expected to be ready by 2027, with an additional area of 155 per cent spread across 2,800 feet. The report said that if the new flat is sold at the rate of Rs 1.50 lakh per square foot, it would be worth Rs 42 crore after redevelopment.Pandit, who founded Shri Lotus Developers and Realty in the early 2000s, said the company established itself with its first project. He said, "I got very good clients in that project. Hrithik Roshan bought two floors, Rakesh Roshan bought three, and Ajay Devgn also bought a floor. It became an iconic project at that time."A producer as well, Pandit has backed films including Indra Kumar’s 2017 adventure comedy Total Dhamaal and its sequel Dhamaal 4 earlier this year.
