Gurugram society residents protest over amenities, maintenance charges

Builders failing to deliver promised amenities and facilities remains a major concern for homebuyers, with residents often left fighting for basic services even after taking possession of their homes. A similar case has come to light in Gurugram, where residents of The Westerlies township in Sector 108 have protested again over alleged deficiencies in amenities and maintenance, and threatened legal action against the developer if their concerns are not addressed.The residents held a demonstration on October 4 outside the Experion sales gallery in Sector 108, raising concerns over security, sewage infrastructure, parks, power backup, internal roads and maintenance services. The latest protest comes months after residents had raised similar grievances earlier in June.According to PTI, the Resident Welfare Association (RWA) has also objected to a sharp increase in common area maintenance (CAM) charges, which have risen from Rs 10 to Rs 19 per square yard per month over the past two years — an increase of around 90%. The residents have sought details of the basis for the increase, audited accounts and a rollback to the last undisputed rate pending adjudication by Haryana RERA.The RWA has given Experion Developers and maintenance agency Mainage Facility Management 15 days to submit a written, time-bound action plan. If the issues are not addressed, residents have threatened to approach Haryana RERA, the Gurugram Metropolitan Development Authority and the district administration. The residents have alleged that basic infrastructure and facilities remain inadequate despite the higher maintenance charges. The RWA has raised concerns over damaged perimeter fencing and boundary walls, malfunctioning boom barriers and RFID tags, and the absence of a MyGate visitor-management system at the Kite Gate.Sewage infrastructure is another major concern. The RWA has said the existing trunk sewage line is inadequate for the township, which has around 900 plots, and has sought an independent technical audit and augmentation of the network. Residents have also demanded improvements in parks and green areas, an operational community club, reliable power backup, internal roads and drainage, transparency in maintenance expenditure, and the handover of the religious site and other common facilities.The matter is already before Haryana RERA. A complaint filed by The Westerlies Resident Welfare Association against Experion Developers in June 2026 is pending before the regulator. After hearings in August and September, the matter is listed for further proceedings on December 8, 2026.- Ends
