Architect ‘threatened to kill beautician & her daughter in chilling abuse spat after he botched plans for her clinic’

AN ARCHITECT threatened to kill a beautician and her daughter after he botched plans for her clinic, a tribunal heard. Joan Beltri allegedly launched the “campaign of harassment, abuse and threats” towards Carolina Sampietro and her oral surgeon husband Dr James Escoda-Francoli. The architect cut through a gas pipe while doing work he was unqualified for and also failed to secure permission from the council to renovate the Grade II-listed building. Sign up for The Sun newsletter Thank you! During the hate campaign, Beltri was said to have bombarded Carolina and her husband with emails and voicemails. One said: “said: “I will kill them all. It’s what I will do. Their parents, their family, and their children.” Beltri also allegedly accused Carolina of sleeping with other men said: “If I saw you in the street, I would spit in your face”. He has now been struck off by the Architects Registration Board (ARB) following the tribunal. The panel heard Beltri started working for the couple in August 2024 after they purchased the building and planned to turn it into an aesthetic clinic. But there were rows between the architect and his clients, which were often centred around which work should be subcontracted and which work he should do himself. He then became increasingly abusive towards Carolina and Dr Escoda-Francoli. Beltri left a voicemail saying “I have never come across such a son of a b***h as you” and branded them a “bunch of motherf*****s”. It was heard he also threatened the couple’s daughter while speaking to ARB officials. Beltri told the tribunal: “I do not apologise for the communications because I maintain that I did not use abusive or threatening language. “I do not accept the characterisation of my conduct as harassment, abuse or threats.” In their findings, the panel said the communications were “deeply distressing”. It added: “The Committee is satisfied that it is appropriate to describe [Mr Beltri]’s actions as a campaign of harassment, abuse and threats from April until August 2025, when the ARB instructed solicitors to write to [Mr Beltri].” Speaking after the tribunal, Carolina said the experience had been a “nightmare”. She continued: “He was sending me hundreds of emails every day. He still calls me today. I blocked him everywhere, but you can see he is still sending me things. “He tried to get on to my social accounts. I receive emails like someone tried to enter your account. My Facebook account was blocked because there were so many attempts to enter my account. “He is obsessed with all of this, but with me particularly. He doesn’t go after my husband usually. He is more abusive with me. “I reported him to the police and at the moment he is living in Spain so that is better.”
