American Airlines’ $10 Million Austin Lounge Has No Permit 5 Years Later—Its First Outdoor Terrace Should Open In 2027

One of the airport lounge openings I’m most looking forward to is the Austin American Airlines Admirals Club. This lounge, a replacement for the current club, was first announced in 2021. It’s finally almost under construction, at the far west end of the airport rather than the central portion of the current concourse. It’s 12,000 square feet and in the airline’s new aesthetic that was first unveiled at Washington’s National airport (Concourse E) and that we’ve seen at Denver, Newark and Philadelphia. It’s really gorgeous. And this will be American’s first lounge with an outdoor terrace. This is my home airport, and while American is expected to remain smaller in Austin than Southwest and Delta, they will nearly double their gate allocation once Austin’s new concourse opens in the early 2030s. They’ll occupy 9 gates on the west end of the current concourse (along with Alaska Airlines). So this new lounge is located right where American’s gates will be. Credit: American Airlines Here’s the thing. American announced the lounge six months ago (as well as five years ago). There’s still no construction permit. But I’m still betting on an opening next year. The Texas filing for the lounge shows a $10 million, 10,000 square foot interior with the work including partitions, ceilings, lighting, mechanical/electrical/plumbing, sprinklers and alarms. But that’s not what I’m waiting to see. Now that it’s been six months since the announcement, I’m assuming that a permit must be close. So working on an assumption that one comes in by end of next month, a rough schedule might look like: Stage Expected Duration Timeline (Assuming October Permit) Mobilization and remaining procurement 2–4 weeks, largely overlapping October–November 2026 Physical build-out through to substantial completion 8–10 months July–August 2027 Punch list, final trade/fire/health inspections, certificate of occupancy 3–6 weeks August–September 2027 Final prep, stocking and operational turnover 1–3 weeks September–October 2027 Austin ordinarily performs a requested building inspection within 24–48 hours. The biggest schedule risk comes in coordinating all the subcontractors and there’s a lot of bureaucracy involved working inside an airport, post-security. When you start failing inspections and needing corrective work that adds time. And the kitchen presumably needs a health inspection before opening. Inspections don’t all wait until construction ends. Rough-in and above-ceiling inspections can occur earlier. And inspections can be done fairly quickly. The big backlog here is usually electrical. When Delta built out their 9,000 square foot Sky Club in Austin with an outdoor deck, its city permit was issued October 17, 2018, and it reached final status May 17, 2019. The club opened four days later. That was a fast schedule. American’s project is one-third larger and its Texas filing assumes a longer build timeline, so I imagine seven months would be much more aggressive than what we’ll see. So here’s my guess based on no permit yet but six months since announcement: Earliest possible opening in August 2027 Most likely September or October 2027 But it could easily go to November/December 2027 The good news (for me, and for Austin) is that we’re presumably looking at completion in 2027.
